How this site uses Association records, owner communications, insurance records, public records, and third-party material.
Sources are published to let owners evaluate the record for themselves.
The site is noncommercial and uses source material for criticism, comment, reporting, research, owner education, governance discussion, and documentary accountability. Publication of a source does not claim ownership of another person's copyright or endorsement by the source's author.
Copyright and fair use
United States copyright law recognizes fair use for purposes including criticism, comment, news reporting, teaching, scholarship, and research. Fair use is fact-specific and depends on the statutory factors in 17 U.S.C. § 107.
Where a complete document is posted, the reason is ordinarily to preserve context, permit verification of a contested factual or governance issue, or allow owners to evaluate the source rather than a paraphrase. Where a commercially published work can adequately be cited or linked without reproducing it, the site prefers attribution, quotation only as reasonably necessary, or a link to the publisher.
Association, insurance and owner records
Association agendas, minutes, notices, ballots, governing documents, financial disclosures, policies, correspondence, insurance records, and owner communications are used only when they are relevant to the issues discussed on the site. The site may add titles, summaries, redactions, excerpts, or contextual notes, but does not alter the underlying source to change its substantive meaning.
Copyright, if any, remains with the lawful rights holder. Publication on this site does not grant third parties permission to reuse a document beyond whatever rights they independently possess.
Independent site identity and name use
“Cantrice Court” is used to identify the Simi Valley community that is the subject of this independent owner-information website. The site is not affiliated with, sponsored by, authorized by, or operated by the Cantrice Court Condominium Owners' Association, its Board, or management. The site does not claim ownership of Association names, marks, logos, or other source identifiers and does not use an Association logo as site branding.
The site's use of the community name is descriptive and identifying. The Ninth Circuit has recognized that nominative use of a mark in a domain name can be lawful when used to identify the subject and the overall presentation does not falsely suggest sponsorship or endorsement. See Toyota Motor Sales, U.S.A., Inc. v. Tabari, 610 F.3d 1171 (9th Cir. 2010).
Owner submissions
People submitting material should send only material they are authorized to share, material they reasonably believe may lawfully be used for criticism/comment or other protected purposes, or records they are entitled to possess and provide. Submission does not guarantee publication. The site may decline or redact material to address copyright, privacy, authenticity, relevance, or evidentiary concerns.
Copyright concerns and corrections
A rights holder who believes material on this site infringes a copyright should identify the work, the specific site URL or document, the basis of the claim, and a reliable method of contact. Send the request to owner@cantricecourt.org. The site will review documented concerns promptly and may remove, replace, excerpt, link, or otherwise adjust material while the issue is evaluated.
This process is a voluntary source-use review process and is not represented as a formal statutory DMCA designated-agent procedure.
Context matters
A source may support one proposition without proving every allegation or inference discussed elsewhere. The site aims to distinguish the underlying record from commentary, disputed claims, estimates, and unresolved legal questions.
