Roofing costs up 30%. Cantrice’s stated value down nearly $10 million. President Mark Reynders signed a 2026 Statement of Values at about $32.7 million while the Association carries roughly $42.2 million in earthquake coverage. Owners deserve to see the valuation that explains that math.

The Association’s 2026 insurance disclosure states an earthquake limit of $42,216,921. On August 28, 2026, President Mark Reynders signed the Helix excess-property application containing a Statement of Values totaling $32,708,416. The Board has separately represented that roofing costs increased 30% from 2025 to 2026.

Those documents do not, by themselves, prove the two numbers must be identical; different policies can use different valuation structures, limits, deductibles and underwriting assumptions. But the size and direction of the difference make the valuation basis a legitimate owner question.

The question: What professional replacement-cost analysis supports the $32.7 million SOV, who prepared it, and how does it reconcile with the Association’s higher earthquake insured value?
